Assessment of Exterior Walls & Roof in Fort Worth, Texas
Mr. Garrison was contracted by KRS Realty Advisory (KRS) and US Energy Development Corporation (USEDC) to provide a report detailing our limited condition assessment of the former Armour building at 601 E. Exchange Avenue in Fort Worth, Texas. His mission involved evaluating the exterior walls and roof to offer insights into the state and of the building envelope and propose conceptual recommendations for enhanced resistance to water migration and related damages.
The structure, situated in the Fort Worth Stockyards Historic District, is a two-story, concrete-framed building with a partial basement spanning approximately 21,000 square feet. Serving as the lone survivor of the historic Armour & Company meatpacking plant, the early 1900s construction underwent subsequent modifications. The upper floors display clay masonry brick and structural clay tile forming a multi-wythe masonry wall assembly, while the basement is cast-in-place concrete. The low-slope roof features a modified bitumen system with various roof areas and levels.
His assessment primarily aimed to identify potential concerns related to water intrusion for a pre-purchase assessment. We were able to provide a report encapsulating our findings, complete with representative photographs, and set the stage for collaborative discussions with the stakeholders involved. He remains committed to delivering expert forensic geotechnical engineering solutions to preserve and enhance the longevity of this historical landmark.
